New Port Richey’s City Council passed sweeping updates to its Land Development Code on February 18, legalizing previously banned home-based businesses in residential zones. Under the new rules, residents can now operate ventures like salons, retail shops, and music lessons from their homes—even in multi-family buildings—with up to two non-resident employees. Exterior modifications are permitted but must blend with neighborhood aesthetics, parking remains residential, and commercial vehicles or equipment cannot be visibly stored.
Simultaneously, the council greenlit a $1.9 million flood mitigation project along Beach Street to combat recurring storm flooding near future townhome developments. Funded by FEMA grants and local stormwater fees, upgrades include improved drainage inlets and new stormwater pipes. The meeting also saw two firefighters sworn in and a Library Board member reappointed, marking a blend of economic flexibility and infrastructure resilience for the city.
