Port Richey Considers Zoning Changes For Waterfront Development

The Planning and Zoning Board in Port Richey, Florida, has approved language that would amend the city’s Comprehensive Land Use Plan to create a new Cotee River Landing US 19 Corridor category. This would allow for higher-density development, with up to 40 dwelling units per acre and a 2.0 floor area ratio, along the waterfront. The changes are aimed at encouraging investment in the area, which has been the subject of development proposals, but have faced opposition from some residents concerned about the impact on services and infrastructure.
